How Long Does It Take To Build

The time it takes to build a custom home will be determined by the size and complexity of your new home. However from the time we break ground for your foundation, until your home is completed, on average takes 13-25 weeks.

Do you use energy efficient home building techniques?

When building custom homes, we use air sealing techniques and foam insulation.  All of our custom homes are air tested and insulated to meet the best of industry standards.

What do I need to know before I buy land to build a home on?

Before buying land to custom build a home, there are a few things you should ask:

  1. Are there utilities on site such as water, sewer, gas, and electric?

  2. Is the property zoned for residential?

  3. Does the county charge for tap fees?

  4. Can a septic tank even be approved for the soil type of this property? What type will be required?

  5. If I have to drill a well how deep will it have to be? Drilling can get expensive fast. Sometimes, but not always, your neighbor’s well depth can be an indicator.

How does a construction loan work?

If you get a construction loan for your custom home, then the bank will close on the loan prior to construction and we will take draws on each phase of construction.

Is it okay to visit my home while it's under construction?

Yes, you can visit your new home during construction. We do regular visits with you throughout the home building process. However please be advised construction sites come with inherent risks.

How long is your homeowner warranty?

Your new home will include a 1-year warranty. All warranty information is provided at our initial meeting.

Do I need an agent to build a home?

No, you're welcome to have an agent, but you do not need one to build your home.  If you have real estate questions, you are welcome to contact Ken Moeller, of Windermere Real Estate Agency (208-762-4888) or an agent/broker of your choice.

I want to build a home. Where do I start?

Email or call Potts Construction LLC today.  We will get the ball rolling to talk about floor plans, design, square footage, the location you want to build in.  Architects and house plans come after this first meeting.

This is where we get to know each other and start building our relationship. Potts Construction LLC specializes in designing and building custom homes for customers who own vacant lots or land. However, our team is equipped with real estate professionals to assist in property and lot research and acquisition. We can direct you to libraries of existing floor plans, or we have working relationships with architects, interior designers and draftsmen who we can partner together with to make your vision come to life. Throughout the process we will collaborate closely with your architect or draftsmen to create a custom home that fits your lifestyle and meets your proposed budget.



PRE-CONSTRUCTION

Once architectural, structural and elevation plans are complete, it’s time for the customer to review and approve designs before the bid process starts. Then we work together with our trade partners to competitively bid your project. During the bid process we advise on areas where you can potentially save or add value based on our expertise. Material specifications are determined during this period and worked into the budget. Once the bid is accepted a contract will be signed.

We handle all aspects of construction from start to end. We organize all sub-contractors, vendors, consultants and inspectors. When schedules change we keep our customers abreast of their schedule. Our office interfaces with your lender, manages change order additions or credits, manages lein releases, insurance certificates and confirms licensing of contractors.



POST-CONSTRUCTION

  • Punch List & Job Closeout

  • Warranty Information

At completion of the project we schedule a walk-through with the client to go over any final construction details that need to be complete, which is called a “Punch List”, as well as all house functions. We provide a one-year warranty on all construction and review the warranty with you including maintenance responsibilities. Once the punch list is completed, we have the honor of presenting you with your new Potts Construction Custom Home. Welcome to the family.
